Are pets allowed at Disciple rentals?
Many but not all Disciple rentals allow Authorized Pets. The property rental listing will tell you if Authorized Pets are allowed.
Any animals residing at a Disciple rental must be PRE-AUTHORIZED through https://disciplerealestate.petscreening.com/. This includes pets, Assistance Animals, and Service Animals.
Visiting pets are not permitted.

How do I get my Pet, Assistance Animal or Service Animal verified for a property I want to rent?
Include all Pet/Animal information on your Application. Complete a Pet Profile with Petscreening.com (which will be required annually).
Before Lease Start Pay:
- One time $200 Non-Refundable Pet Fee per pet
- Monthly Pet Rent due - typically between $20-$35 per pet, depending on pet’s FIDO Score from Petscreening.com
*Pet Fees and Monthly Pet Rent are not applicable to animals verified as Assistance or Service animals by Petscreening.com.

Why are there Pet Fees and Pet Rent at homes for Authorized Pets?
Allowing pets at a rental home is a risk that homeowners do not have to take. Pet Fees and Pet Rent help reduce some of that extra risk.
Pet Fees / Pet Rent do not apply to animals meeting Assistance or Service Animal requirements with https://disciplerealestate.petscreening.com/.

Are verified Assistance or Service Animals allowed in all Disciple properties?
Of course!
To preauthorize an Assistance or Service Animal, an Accommodation Request for the animal should be submitted at https://disciplerealestate.petscreening.com/.
The process is HIPAA compliant and a secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.), that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.
Animals not verified as Assistance or Service Animals using the above process may not reside at a Disciple rental property unless approved as a Pet.

Can I add a pet later after I move in?
If you are an existing resident wishing to add a Pet, before bringing a new animal into the property :
- Email Info@DisciplePM.com to ensure that your property is "pet friendly," not at its limit, etc. If you are good to go...
- Go to DiscipleRealEstate.Petscreening.com and create a Household Pet Profile for the new pet.
- Update the office that the new Pet Profile is complete, by emailing Info@DisciplePM.com. Any applicable Pet Fees or Pet Rent can then be added to your account.
- Pay any applicable Pet Fees or Pet Rent.
- Then bring your pet home!

Are there restrictions on breeds or numbers of pets?
There can be, and it varies from home to home. Maximum pets allowed generally is 2, though owners may specify only 1 pet. HOAs or individual homes may restrict weight, certain breeds, or particular types of animals. If in doubt, check with Disciple at Info@DisciplePM.com.
Fish tanks/aquariums are not allowed at any multi-unit properties including apartments, condos, townhomes, duplexes, etc. Fish tanks/aquariums - per tank - in single family residences fall under the Non-Refundable Pet Fee and Pet Rent provisions of the Pet Policy.

Why do I have to create a profile with Petscreening.com if I don’t have a pet?
The “No Pet” Profile ensures that residents are clear on expectations, and what is and is not allowed regarding bringing animals to the property.
